2. Purpose

MercatImmo is a site that analyses Andorra's property market. It brings together listings published by third parties on property portals and presents them in aggregate: price per square metre, available stock, historical trend and market movements by parish.

Access to the site is free and open, and no account is needed to consult the information published.

3. Nature of the information

The data shown comes from third-party listings and from statistical calculations built on them. Consequently:

• MercatImmo is not an estate agency, does not act as an intermediary in transactions and does not market any of the properties that appear on the site.
• The accuracy of prices, floor areas and features depends on the original source. They may contain errors or omissions outside this site's control.
• Aggregate metrics, opportunity scores and comparisons are indicative statistical estimates. They are not a valuation, financial advice or an investment recommendation.
• When there is not enough history to calculate a change, the site says so explicitly instead of showing an estimated value.

Any decision to buy, sell or rent should rest on direct verification with the seller or landlord and, where appropriate, on independent professional advice.

4. Terms of use

The user undertakes to use the site lawfully. Mass, automated or systematic extraction of content is prohibited, as is any use that may damage, overload or degrade the service or prevent its normal use by others.

5. Intellectual property

The site's design, brand, code and the metrics and analyses produced by MercatImmo belong to COMPLETAR_RAZON_SOCIAL, unless stated otherwise.

The text and images of the listings belong to their respective owners and are shown in part, with a link to the original source, for information and market-reference purposes. Any rights holder who considers that a piece of content should not appear on the site may request its removal by writing to ticand@gmail.com, and it will be dealt with without undue delay.

6. Links to third parties

The site links to the original listings hosted on third-party portals. MercatImmo does not control and is not responsible for their content, their availability or their privacy policies.

7. Liability

The owner is not liable for damage arising from the use of the information published, from errors in the source data, or from interruptions to the service. The site is offered "as is", with no guarantee of continuity or of the accuracy of third-party data.

8. Governing law

These terms are governed by the law of the Principality of Andorra. For any dispute arising from use of the site, the parties submit to the courts of the Principality of Andorra.
